Task

A general contractor was tasked with renovating four laboratory rooms at an Arizona University, totaling 19,000-square-feet. To ensure a seamless renovation process, the team required highly accurate as-built data, including the precise locations of structural elements, HVAC systems, and piping.

PROBLEM

  • Four laboratory rooms within a university research facility required extensive renovations to upgrade equipment, improve functionality, and enhance safety standards.
  • Spanning a total of 19,000 square feet, these spaces housed critical infrastructure, including specialized HVAC systems, complex piping networks, and structural elements that needed to be accurately documented before any modifications could take place.
  • Due to the precision required for integrating new systems while preserving existing components, a detailed as-built survey was essential for the successful planning and execution of the renovation project.
  • The general contractor needed to capture exact locations of the building structure, HVAC equipment, and piping locations to plan for building renovations.
  • Given the active college campus environment, speed and efficiency were critical.

Solution

In just one day on-site, the GPRS Project Manager conducted 97 high-speed scans using the Leica RTC360 laser scanner.

The general contractor received:

  • Colorized point cloud for a detailed digital reference.
  • 2D floor plans & sections to streamline planning.
  • A high-detail 3D Revit model documenting the existing conditions of the lab.
  • TruView virtual tour, providing an interactive, panoramic view of the space.

Benefits

  • The Leica RTC360 laser scanner captured 2 million data points per second, generating a colorized 3D point cloud in under two minutes per scan location.
  • Laser scanning provided comprehensive building information, eliminating the need for return site visits.
  • The general contractor had immediate access to precise data, enabling quick assessments and accurate cost estimates.
  • With a highly detailed 3D BIM model, the team was able to repurpose existing space into a state-of-the-art laboratory.
