A new tenant was leasing a 30-year-old retail location in Austin, Texas that had no existing conditions documentation. GPRS 3D Laser Scanning was hired to scan the property to capture accurate existing condition data and provide updated as-builts.

PROBLEM

  • An Austin-based maker of cowboy boots and western wear was moving retail locations
  • The previous tenant had occupied the location for more than 30 years
  • The new tenant desired 2D floor plans and a 3D BIM model for a virtual walkthrough of the property
  • The previous tenant still occupied the active storefront, so scanning had to be completed after hours to avoid business interruptions

Solution

  • Utilizing a Leica P-Series laser scanner, the GPRS Project Manager completed 24 scans of the 4,000 s.f property in one evening
  • Laser scanning captured measurements and virtual tour data to help the new tenant plan the store layout
  • GPRS Mapping & Modeling Team provided the tenant with a colorized point cloud, architectural 2D floorplans, a 3D BIM model, and virtual tour of the property
