PROJECT APPLICATION
3D laser scanning captured the existing conditions of The Colony Hotel and was used to generate 2D CAD drawings and a 3D BIM model for Smith and Moore Architects to confidently design renovations.
ASK
Task
Smith and Moore Architects commissioned 3D laser scanning to support the renovation of the 125,000-square-foot Colony Hotel in Palm Beach, preserving its historic 1947 British colonial design while incorporating modern amenities for its 75th-anniversary makeover.
PROBLEM
- The Colony Hotel’s 89-room property had a unique architectural layout with intimate, functional spaces, which posed challenges for renovation design planning.
- Smith and Moore Architects did not have up to date as-builts: they required precise documentation of the building’s façade, structure, MEP systems, and interior layout for accurate renovations.
- The tight deadline required fast, reliable as-built data, knowing there would be no opportunity for site revisits.
Solution
- The Leica RTC360 laser scanner captured the intricate detail of all 89 rooms in a point cloud with 2-6mm acuracy for renovation planning.
- Smith and Moore Architects received LiDAR point cloud data, 2D CAD drawings, and a 3D BIM model, allowing for accurate space planning, material selection, and interior redesign while preserving the hotel’s unique character.
- 3D laser scanning was completed during the hotel’s off-season to minimize interference with daily operations and guest experience.
- A strategic workflow was planned for this hotel’s small, intricate cut of spaces, ensuring good overlap between scans to achieve accurate registration.
Benefits
- 3D laser scanning improved collaboration between architects and contractors by offering a single source of truth for measurements, layouts, and existing conditions; preventing errors and design conflicts.
- Structural issues were identified early in the renovation process, reducing unforeseen challenges that could slow down the renovation process, cause potential accidents, or lead to building instability.
- Accurate data ensured renovation plans met building codes, accessibility requirements, and fire safety standards.
- Scan-to-BIM technology allowed the project team to incorporate modern upgrades, streamline renovations, and preserve the hotel’s unique character.
