As-Built Construction
As-builts provide an accurate record of a building or site’s existing conditions, including architectural, structural, utility, and MEP system dimensions, locations, and material specifications for reliable project planning.
Point Cloud of a Factory
Point Clouds
By representing spatial data as a collection of x, y, and z coordinates, point clouds deliver 2–4-millimeter accurate datasets of buildings, facilities, and sites that can be mined for information. This 3D dataset of existing site conditions can be processed into 3D BIM models, 3D meshes, and 2D CAD drawings.
BIM Modeling of a Infrastructure
BIM Modeling
3D BIM models deliver a geometrically accurate digital representation of a building or site, capturing infrastructure, spatial relationships, maintenance information, product models, as well as additional property and layer information. GPRS transforms point clouds into custom 3D BIM models and 3D mesh models at any level of detail, supplying a powerful tool to collaborate on a building’s design, construction, and operation.
3D Photogrammetry in a Warehouse
3D Photogrammetry
The 4K HDR photographs and LiDAR point clouds captured with Matterport photogrammetry can be used to create digital twins, virtual tours, floor plans, 2D CAD plan views, 3D models, and more to communicate design and renovation plans, coordinate construction activities, develop emergency plans & safety procedures.
2D CAD Drawings | GPRS
2D CAD Drawings
Site plans, floor plans, elevations, sections, details, isometric drawings, reflected ceiling plans, and more can be created and used for record-keeping, construction & renovation planning, building modifications, trade coordination, and maintenance.

Location: Denver, Colorado Task: A Denver Catholic church and school constructed in the 1950’s requested 3D laser scanning of their 56,000 sq ft three-building campus to plan for renovations. Our client was an architecture, planning and interior design firm specializing in commercial, institutional and academic design. Problem: Construction documents existed from the original build, but the client was unsure if they were up to date. Each building required a different scanning scope. The church and parish hall required complete exterior and interior documentation, while the school required only exterior documentation. The church required new design drawings and cost estimates from the firm before proceeding with renovations. Solution: In one day on-site, a GPRS/TruePoint Project Manager completed 359 scans with the Leica P50 ScanStation and the RTC360 laser scanner. The client required point cloud files, 2D CAD drawings, a 3D Revit model, and TruViews to understand the existing conditions of the buildings on campus. 2D CAD exterior elevations and floor plans of the church; and exterior elevations of the school were created for this project. An LOD 200 Revit 2021 3D model of the church was delivered with architectural/structural details, including columns, beams, walls, floors, ceilings, doors, windows, stairs, roof, pews, lectern, and alter. An LOD 200 Revit model was delivered of the school exterior. Benefits: Renovations are not new to this campus; they recently added an outdoor learning lab and eucharistic adoration chapel. They understand the value of accurate as-built data. The firm wanted to keep the historic craftsmanship of the church but provide modern updates. A quality point cloud created a reliable as-built BIM model of existing conditions with ¼ inch accuracy tolerance.

Power Plant Renovations Require 3D Laser Scanning

In just one day on site, GPRS was able to capture the entire existing condition of the facility, even in dense pipe runs and hard-to-reach spaces, with 2-4mm accuracy to provide the client with an accurate 3D BIM model for planning, fabrication, and clash detection

An engineering firm needed to have existing conditions of a power plant documented and modeled to plan for renovations.
Problem • The client needed to accurately document the existing conditions of the plant without interruptions to the power supply • Many of the pipe runs were dense and impossible to accurately measure by hand • The client required 2-4 mm accuracy of dense piping and pipe runs throughout the facility • The client needed to guarantee that installations complied with safety regulations Solution • In one day on site, GPRS' Project Manager used the Leica RTC360 laser scanner to capture 150 laser scans, documenting existing conditions of the facility • Many of the pipe runs were dense and impossible to accurately measure by hand • GPRS generated a 3D BIM model for use in CAD software, including all civil, structural, electrical, and mechanical features, piping, and conduit 1" and larger Benefits • Due to the vast space and density of the piping, it would have been much more difficult and time consuming to accurately depict the location of pipe runs, structural features, and other details in the plant manually • The point cloud data from laser scanning was used by CAD technicians to create an intelligent 3D BIM model for planning, fabrication and clash detection • Verified measurements and virtual planning guarantee installations will comply with safety regulations • Using virtual 3D models, the firm can plan and model future developments to manage the facility without having to re-enter the site

3D Laser Scan Corporate Office HVAC and Mechanical Systems

With 3D laser scan data, the client can accurately verify the existing HVAC and mechanical equipment within the building without having to worry about positioning or measurement error. This helps them to design their new systems more accurately and efficiently.‍
3D scanning services were performed for a 10-story office building, capturing existing above-ceiling interstitial HVAC systems on each floor, as well as mechanical rooms, chiller rooms, air handling unit rooms and a basement tunnel connecting the utility area to the office building. Over 240,000 square foot of space was laser scanned to document the as-is conditions. The client was upgrading the HVAC system and GPRS developed a 3D model to aid the design process and reduce clashes.
With the 3D laser scan data collected by GPRS, the client could accurately verify the existing HVAC and mechanical equipment within the building.
Location: Toledo, Ohio Task: 3D scanning services were performed for a 10-story office building, capturing existing above-ceiling interstitial HVAC systems on each floor, as well as mechanical rooms, chiller rooms, air handling unit rooms and a basement tunnel connecting the utility area to the office building. Over 240,000 square foot of space was laser scanned to document the as-is conditions. The client was upgrading the HVAC system and GPRS developed a 3D model to aid the design process and reduce clashes. Challenge: With the site being an active office building, it was critical that the required lidar scanning data was obtained with minimal interruptions. Accuracy was important and the space was vast, they needed complete documentation to plan for system upgrades, including above the acoustic tile that was to remain in place. Solutions: Using the RTC360 and P40 Leica 3D laser scanners, GPRS Project Managers 3D laser scanned the interstitial and mechanical space in the evenings to avoid interrupting the office workday. A laser scanner mounted to a tripod was extended above the ceiling tiles to capture the interstitial space. With the 3D laser scan data, the client can accurately verify the existing HVAC and mechanical equipment within the building without having to worry about positioning or measurement error. This enables them to design their new systems more accurately and efficiently. Deliverable: GPRS delivered point cloud data in .rcs file format usable in Autodesk products (Revit, AutoCAD, Navisworks, etc.) so the client can align and overlay the point cloud to their existing 3D Revit model to verify the location of large format ductwork located in the interstitial space. GPRS also provided a 3D model of the mechanical rooms, chiller rooms, air handling unit rooms and basement tunnel. An LOD 100 model of the structural space and an LOD 300 of the MEP space was delivered to the client. Added Value: GPRS customizes deliverables for each client, so they are only paying for what they need. Also, upon completion of the HVAC system upgrade and prior to ceiling tiles being installed, GPRS will re-mobilize to the site to capture the new as-built conditions of the space for future reference.
