A hotel developer plans to invest $30 million to renovate a 200-room hotel in downtown Toledo, Ohio. GPRS performed laser scanning services to aid this client in the renovation. GPRS 3D laser scanned the exterior elevation, basement, main lobby level, 2nd floor and elevator shaft – more than 30,000 square feet of space. All structural and architectural features were captured as part of the scan.

Case Study: 3D Laser Scanning Aids In Hotel Renovation Location: Toledo, Ohio TASK: A hotel developer plans to invest $30 million to renovate a 200-room hotel in downtown Toledo, Ohio. GPRS performed laser scanning services to aid this client in the renovation. GPRS 3D laser scanned the exterior elevation, basement, main lobby level, 2nd floor and elevator shaft – more than 30,000 square feet of space. All structural and architectural features were captured as part of the scan. PROBLEM: No accurate as-built drawings existed. It would have been difficult, costly and time consuming to manually measure the 19-story building. The developer was not local, making transportation and lodging an added expense. Safety was also a concern, as the building was partially demolished and contained asbestos. SOLUTION: GPRS quickly mobilized to the site and captured the existing conditions of the hotel. Using a P40 survey-grade Leica ScanStation, the local GPRS Project Manager tied the data to survey control, achieved 2-4mm accuracy, and mitigated movement, ensuring level scans. The client received .rcs Intensity Map Point Cloud files, 2D AutoCAD Floor Plans, 2D Point Cloud Sheets, a 3D Revit 2017 LOD 100 Model and TruViews. To save costs and expedite this project, only the unique floors of the hotel were laser scanned. Capturing the basic structural and architectural features will immensely help the architect in planning the hotel renovations. Laser scanning quickly captured precise data while avoiding the risk of the unsafe environment. GPRS provided 3D laser scanning and modeling services for a power plant in Ann Arbor, Michigan, which generates and processes four main services: steam, electricity, compressed air and domestic hot water. The objective was to as-built survey the 5-level building, basement, exterior facades, rooftop areas, electrical switch gear rooms, vaults and interstitial space below the control room. GPRS generated a 3D model in Bentley Microstation for the client’s use. The model included all civil, structural, electrical and mechanical features, including piping and conduits ½" in diameter and larger

The objective was to as-built survey the 5-level building, basement, exterior facades, rooftop areas, electrical switch gear rooms, vaults and interstitial space below the control room. GPRS generated a 3D model in Bentley Microstation for the client’s use. The model included all civil, structural, electrical and mechanical features, including piping and conduits ½" in diameter and larger. Challenge: The client needed to accurately document existing conditions. Due to the vast space and density of piping, it would have been much more difficult and time consuming to accurately depict the location of pipe runs, structural features and other details in the plant manually. It would have also been difficult and unsafe to capture overhead and structural features without the use of a lift. Solutions: Utilizing several scan technicians and multiple Leica laser scanners, including the Leica P-40, P-20, and C-10 ScanStation, GPRS was able to occupy existing plant benchmarks and orient the data to survey control. GPRS’ scan technicians captured full color panoramic photographs at each scan location with the on-board camera. GPRS completed over 1,200 individual scans for this project due to the density of the piping. Deliverables: GPRS’ team of in-house CAD technicians provided Microstation POD files, full-color TruViews and a Bentley Microstation V8i 3D model. Added Value: GPRS communicated directly with on-site personnel at the power plant and participated in daily work briefings to ensure compliance with plant safety protocol. Additionally, GPRS’ CAD technician visited the site with the scan technician, utilizing cutting edge methods to conduct in-field verification and quality assurance review of the 3D model on tablets in real time using both virtual reality and augmented reality methods.
